Annual HOA Meeting
The Annual Home Owners Association (HOA) meeting is scheduled for February 6, 2008 at 7:00 P.M. All homeowners are welcome to attend. The meeting will be held at the Carpenter Recreation Center located on Coit Road between Legacy and Spring Creek. During the meeting, the HOA board of directors will present a summary of 2007 activities, the 2007 financial records and the 2008 financial budget for the HOA. The board will also be available to address any issues, concerns, or comments any homeowners may have regarding the Home Owners Association.
Creek Trails Playground
As a result of the 2006 improvement meeting and the 2007 annual meeting, the HOA purchased playground equipment. This equipment was installed in the common area between the circle on Norway Court and the intersection of Douglas and Sweetgum. The actual address of the lot that the playground is located on is 932 Sweetgum. This is on the east side of the creek.
HOA Improvements
In 2007, the HOA also purchased signs to be placed at the entrances to the neighborhood to remind everyone of HOA events such as the annual meeting or the picnic.
For 2008, the HOA is looking into installing a basketball court on the lot at the corner of Canoe and Sugar Maple. We are still in the early stages of contacting concrete contractors and pricing the equipment and fencing.
Web Master Wanted
While Creek Trails HOA has a web site. We currently do not have anyone maintaining the web site. If you are interested, please contact Barb Yass. [UPDATE: A volunteer has been found.]
Fines being Issued
This is an official warning to all homes within the Creek Trail HOA neighborhood. No more written warnings will be issued.
- If your trash can / recycle bin is in view from the street 13 hours after trash pick-up day, you will receive a $10.00 fine per violation. The fine will be added to your HOA account for every week that you are in violation.
- The City of Plano Ordinance states that trash cans, recycle bins or bulk trash can not be out more than 12 hours prior and 12 hours after scheduled pick-up day.
Please comply with this HOA/Plano regulation to improve the appearance and safety of our neighborhood streets.
Deed Restrictions
Homeowners and residents of the CREEK TRAILS Subdivision have specific responsibilities and restrictions regarding the exterior appearance of their homes. These are documented in the “Declaration of Covenants, Conditions, and Restrictions” which is the legal document filed in the Collin County Courthouse and applies to every lot and house within the CREEK TRAILS Subdivision. Below is a list of items that are often forgotten:
Trash Can / Recycle Bin must be stored 'out of sight' from the street.
Boats / Trailers / Mobile Homes/ Large Trucks are prohibited from the neighborhood. This includes in/on your driveway or on the street.
Fences must be maintained. You are not required to have a fence, but if you do have one, it must be in good condition.
Yards (including lawns, trees, and shrubs) must be maintained.
Antennas and Satellite Dishes on the front of the house are prohibited.
Window Air Conditioners are prohibited.
Homes in Disrepair must correct the problems within 30 days. This includes missing shingles on roofs, blue (or any color) tarps on roofs, faded or chipping paint, etc….
